Passive fire remedial works

Structure passive-fire work arising from an FRA, fire-door report, compartmentation survey or other assessment.

When this work is needed

An FRA, fire-door report, compartmentation survey or other passive-fire assessment contains actions that now need to be organised into manageable work packages. Some actions may relate to passive fire; others may require a different specialist or management response.

Typical projects

  • Passive-fire actions across a residential portfolio
  • A prioritised remedial programme for a commercial building
  • Separating survey requirements from identified repair work

What contractors need

  • The report date, action references and the priorities stated by the assessor.
  • Which buildings and actions you want help procuring, and which have already been addressed.
  • Whether each item needs further investigation, design input, a quotation or delivery of an agreed scope.
  • Known budgets, approval arrangements, occupation, access and dependencies between packages.

Unknown quantities and budgets can be clarified later. Tell us what is confirmed and what still needs investigation.

Who this service is for

Managing agents, housing providers, FM teams and multi-site estates teams coordinating passive-fire actions from one report or several related surveys.

Documents you can send

  • Fire risk assessment or relevant action-plan extracts in PDF
  • Fire-door and compartmentation reports supporting the actions
  • PDF location plans and JPEG/PNG photographs of the referenced areas

Up to 3 PDF, JPG/JPEG or PNG files, each up to 10 MB (10,000,000 bytes). Export spreadsheets or drawings to PDF. Remove unnecessary resident details and share only documents you are authorised to provide.

After you submit your report

We separate the passive-fire requirement into linked work packages under one PFL project. We consider whether a contractor can cover the whole scope or whether specialist introductions need separate boundaries. You approve the introduction; contractors assess and quote for their defined work.

Availability is checked for each project. If a suitable introduction is not available, we will explain that.

  1. 01

    Review your enquiry

We organise the enquiry and clarify missing procurement information.

  2. 02

    Consider an introduction

Scope, coverage and evidence are reviewed, with contractor interest and your agreement recorded.

  3. 03

    Agree the work directly

You discuss assessment, quotation, programme and appointment directly with the contractor.

A defined scope

Relevant work packages

One enquiry can cover several requirements. Keep the scope, price and responsibility for each package clear.

Fire-door work

Keep inspection references linked to proposed repairs and separate replacement requirements.

Before appointing a specialist

Share the relevant actions and the assessor’s stated priorities. We help structure the passive-fire requirement and identify missing procurement information. Interpretation, changes to priorities and compliance decisions belong with the appropriate competent professionals.

PFL arranges introductions. Technical assessment, design, delivery and certification remain with the appropriate professionals; an introduction does not certify the building.

Practical questions

Before you send your enquiry

Will you deliver every action in my FRA?

PFL is an introduction service for passive-fire requirements. Alarms, extinguishers, emergency lighting and other active-fire work are outside this service. We do not reinterpret or replace the assessor’s technical advice.

Can one enquiry cover several services?

Yes. Select all relevant services and explain the overall programme. Separate contractors may be appropriate; responsibilities, interfaces and package values need to be agreed.

Will submitting a report resolve the findings?

No. Submission starts a procurement review. The responsible project team must still arrange appropriate advice, appointments and completed work; an introduction is not compliance sign-off.

A report, a question or an outline scope.

You can start with any of these. Choose the route that suits your project.
